The Alkmaar area
Alkmaar is a city in the Province of North Holland, about 10 km inland from the coast, and 40 km north-west of Amsterdam. The city’s population is about 100.000. Alkmaar is also the regional center for the northern part of the Province, serving about 600.000 people, and is part of the northern part of the Randstad urban area. The city center preserves the 17th-century pattern of canals and narrow streets, and has many historic buildings. The nearby beaches and dune reserves are easily accessible from Alkmaar itself. Inland is a historic agricultural landscape, with 17th century polders.
Alkmaar is served by Intercity trains from Amsterdam, 4 trains per hour, journey time 35-40 minutes. These Intercity trains start in Nijmegen or Maastricht, stop at Utrecht and end in Den Helder. At Amsterdam-Sloterdijk station, on the western edge of Amsterdam, they connect with trains to Schiphol Airport, Leiden, The Hague, Rotterdam, Dordrecht and Breda. Alkmaar is also on a train route from Haarlem via Alkmaar, to Hoorn, every 30 minutes. Alkmaar is situated only about 5 kilometers from the European School in Bergen.
The successfull purchasing process in 6 steps
Step 1: No-obligation personal conversation
We get to know each other in a no-obligation conversation. The broker will then take all the time to listen to your story. Your housing wishes are mapped out. The purchase procedure will then be explained to you calmly and your questions will be answered in detail. We create an online customer portal (MOVE file) for you in which you can view all properties and send us messages if necessary.
Step 2: Search and view
We will keep you optimally informed about new housing offers. You will be one of the first to know when a new home is on the market. You will receive the offer “real time” via email. Real-time means that as soon as a property is entered into the real estate agent system, you will immediately receive a message. You know the new housing stock before the house is listed on funda. If you want to view a property, please contact us. We make the appointment for you with the selling broker and the broker will, if you wish, go with you directly.
Step 3: Property assessment and pricing
Once you have found the home that suits you exactly, the real estate agent will look at it through the eyes of a specialist. What is the structural condition like? What is the fair market value? What does the future bring? What is in the zoning plan? Are there adverse effects such as soil contamination or ground lease? For an apartment, we also look at the VvE documents, the maintenance plan and the financial reserves.
Step 4: Bidding and negotiating
You are enthusiastic about the house and can already see yourself living here! The broker determines the strategy and the opening bid together with you. A bid is not only an amount of money, but is often also made under certain conditions. For example, subject to a structural inspection, obtaining financing or the desired date of completion. The estate agent conducts the negotiations in close consultation with you. In this way we get the best price and most favorable conditions for you. We take into account the desired transfer date and any items to be taken over.
Step 5: The purchase and handling
We have results! We agree with the selling party on the price and terms of delivery. The agreements made are laid down in a purchase agreement drawn up by the selling broker. You go through the agreement together with your purchasing agent and, where necessary, an explanation is given. After you agree with the agreement, you can sign it. The sale is concluded when both parties have signed the purchase agreement and you, as the buyer, have received a copy. After signing by you and the seller, we send the purchase agreement and relevant documents to the notary. We will monitor all dates mentioned in the purchase agreement for you and take action if necessary (bank guarantee date and resolutive conditions). A few days before the transfer of ownership, the notary will send a draft deed of transfer and the notarial final settlement to you and our office. Our costs are also included on the statement, you do not have to pay these to us in advance. We will check these documents for you.
Step 6: Transfer of ownership
On the day that ownership of the house is transferred, we make a final round of the house together with you and the seller(s) and their estate agent; the so-called final inspection. The inspection is done just before the transfer of ownership takes place. We will assist you during the inspection and we will go through the house with the parties. During this final inspection, it is checked whether the house has been delivered in accordance with the agreements made and the meter readings will be taken. Any details and meter readings are noted on the final inspection form, a copy of which you will receive later. We also check, for example, whether the boiler is working properly and whether all keys are present
We then go to the notary to sign the deed of delivery and hand over the keys.
Aftercare
Of course we do not assume that, but it is possible that after the move you will come across something that makes you wonder whether the seller should have made a certain defect or something similar known. Even after the transfer of ownership, we continue to unburden you. We know which paths you should follow and assist you with expert advice. Our guidance goes further than just the purchase mediation.
